A Title Agency: What Is It Good For?
Step One
A comprehensive search of the county courthouse's public records is conducted by title insurance agencies. In addition, the agency checks for current water and sewer payments, municipal taxes, and unrecorded liens.
Step Two
After collecting all of the relevant information, the agency will make a commitment outlining the steps necessary to ensure a clear title.
Step Three
Upon completion of the commitment, the following steps will be taken by the agency: surveying the property, obtaining copies of the borrower's homeowner's insurance policy, paying off any mortgages, liens, or judgments, and clearing any clouds on title. Lenders will arrange surveys on behalf of borrowers who do not have them if they are required by the lender.
Step Four
We can conclude the deal if all of our concerns have been addressed. The borrower will need to sign the foreclosure paperwork, so we will arrange a time for that. The final step before returning the closing package to the lender is reviewing all of the signed documents.
Step Five
The title policy will be issued by the agency once all procedures and documentation are finalized.
